<p>As a new agent and first time home buyer, I am learning so much about the real estate process. I had no idea there was so much involved in     purchasing a home or property. I had already gotten my real estate license when my husband and I began looking for our first home, and even  with the amount of knowledge needed to get my license, I had a lot to learn. I have decided to document our journey and blog along the way to offer some behind the scenes looks at what exactly is involved in buying your first home.</p>
<p>Step 2: Making an Offer</p>
<p>After months of <a href="http://homesweetbellingham.com/2011/01/">searching for the right home</a>, we finally found what we thought was the perfect property. On close to 7 acres, this property would allow us to remodel the existing home and eventually build another home a few acres away, giving us a great investment opportunity. After taking a week to think it over and making sure this was what we wanted to do, we decided to make an offer.</p>
<p>Making an offer involves lots of paperwork and very specific timelines. Did we want an inspection? How long would we give them to accept our offer? When could we close? Was the property on a septic tank or city sewer? Would we need inspections on the septic? Buying land out in the county is different from buying in the city limits. You need to look into the quality of the land and whether or not it&#8217;s in a flood zone, if there are any wetlands on the property, how it is zoned and if it&#8217;s on a well or city water. Working with <a href="http://realestate.bellingham.net/author/mikkiflaherty/">an agent</a> makes this process much easier. They will prepare the paperwork, do research on the land, and help you put together a great offer. My mentor went through all the details with me until I was familiar with the information and Purchase and Sale Agreements. After they were all signed and ready to go, I called the listing agent to let him know I had an offer to submit. This is where our problems began.  He informed me that the sellers had gotten an offer the week before. Our excitement about our first offer immediately went down the drain- after all those months of searching and preparing, we would have to compete with another buyer for the most appealing offer. After reviewing our options and with lots of advice from my mentor, we decided to increase our offer and hope that ours would be more appealing than the other prospective buyer. When making an offer, there are other things to take into consideration other than just the price. Our offering price was higher, but the other buyer offered a much quicker closing date, which appealed to the sellers because they wanted to sell ASAP.  We were planning on getting an FHA Rehab loan, and the process required for that kind of financing would not allow for a quicker closing. In the end, we decided to start searching again to see what else was available.</p>
<p>We started from scratch, re-evaluating our goals and expectations, and started searching for houses that needed less work and were closer to town.  After looking at some more houses, we finally found one that fit our criteria. It was ready to move in, had beautiful upgrades, and was close to the freeway, making my husband&#8217;s commute about 5 minutes shorter. However, instead of the 7 acres we had found and loved at the previous house, this had a tiny yard and was in the middle of a very populated neighborhood. We had to compromise and decided that the yard would be large enough for our 2 small dogs and we liked the house enough to put in an offer. I wrote up the offer the next day and sent it along to the listing agent. He informed me that another agent potentially had a cash offer to bring in, but there was nothing submitted yet. This made us nervous and brought back nightmares from the other offer that didn&#8217;t work out, but we got down to business, got our lender in order and closed on our new house in 3 weeks. It was a long and emotional process full of excitement, disappointment and a lot of compromise, but in the end, we got a house that we can start a family in and can make our own.</p>

			<content:encoded><![CDATA[<div><a href="http://realestate.bellingham.net/files/2010/11/freeposter2.jpg"><img class="alignleft size-medium wp-image-5425" src="http://realestate.bellingham.net/files/2010/11/freeposter2-300x225.jpg" alt="" width="300" height="225" /></a>When I decided to become a Realtor 5 years ago, I was coming off of a long career in medical management (19 years) and wanted something less structured , more independent, was lucrative and would enable me to grow my own business.  The independence really enticed me.  In my 19 years of medical management I had trained a boatload of employees,  and had dealt with my fair share of corporate office psychology and politics.  I was ready to work on my own by myself, no staff, no more training,  no more setting up of policies and procedures.  In the real estate world I could work with a team, or not.</div>
<div>I chose to work with e<a href="http://sellingbellingham.net/a-non-techy-realtors-perspective-in-a-virtual-worldbrokerage/">Xp Realty</a>, a virtual brokerage, which enables me to work independently out of my home office without any interruptions or office distractions.  I am a truly disciplined person.  Although, to give a plug for this remarkable group, there is plenty of collaboration and meeting if you want it at our â€œ<a href="http://sellingbellingham.net/just-another-day-the-office-virtually/">office</a>â€, virtual office that is.</div>
<div>So when approached by our broker to mentor new agents, I said yes.  To be honest, really wasn&#8217;t sure what this would entail since I still felt like a newbie myself, still learning.  None the less, about 3-4 mos.  later, I was â€œassignedâ€ a new agent to mentor.  New as in newly licensed,  first time working in real estate and never worked with clients.    Mentoring as I&#8217;m learning is one of the things I love about eXp Realty and it has nothing to do with financial gains.</div>
<div>I feel that we all learn best by doing . I could sit and talk my mentee&#8217;s ear off and tell her how to do this or that, but I know she will ultimately learn better by having hands on training.  So when I have a  showing or  listing appt. she is with me, shadowing and observing.  We have been previewing homes and practicing how to speak with clients. She is learning which questions to ask, how to see from a buyer&#8217;s perspective and from a seller&#8217;s perspective.  She is performing market analysis and how to refine it. She is learning about the lending process and loan programs.  Sending emails to all the online leads we get at <a href="http://realestate.bellingham.net/://">realestate.bellingham.net</a> , how to reply when she  receives a  response to her emails or if not, learning about our drip campaign mgmt. program.    So lo and behold she had her first request for showing on Sunday. YIPPPPEEE!!</div>
<div>Do you remember that feeling?  I do.  Exhilaration. Excitement. Purpose. This could lead to a sale. Oh my god, Anxiousness!  Can I do this? What do I do?  How do I do this?    No worries little grasshopper, I will be there with you.  First step is preparation.  So there she was on a Saturday night diligently doing analysis on the property she would be showing on Sunday, trying to gather as much info as she could , as best she could for a weekend night!  <a href="http://realestate.bellingham.net/files/2010/11/Grasshopper-and-Master.jpg"><img class="alignright size-medium wp-image-5426" src="http://realestate.bellingham.net/files/2010/11/Grasshopper-and-Master-300x174.jpg" alt="" width="300" height="174" /></a></div>
<div>When the time came to meet her clients ( they had agreed to meet at the property), we arrived early to preview it and know the layout and condition of the property.  Although she was not able to answer all of their questions and was glad to have me there with her to field some of these questions, she did GREAT!  She developed a rapport with her clients, #1.  She was there to assist in any way she could, #2.  She assured them to get the answers to their questions, #3.  And #4, Follow up and follow through.</div>
<div>Although this showing did not result in an instant sale, she was able to commit them to a 2nd showing in a week.  The prospective buyers were genuinely interested in this home and in hearing further information from their new agent.</div>
<div>After the showing and as we drove away, she said to me  â€œ I am so glad you were there because when they started to ask the questions they did, I had no idea how to answer themâ€.  This made me think back to when I first started in the business, realizing how little I knew but how far I had come and now here I was mentoring a new agent.    Real Estate in the past few years has been to say the least a roller coaster ride and at times it feels like we are still climbing one of the steep hills, but what I realize is that just as she is learning to see real estate through the eyes of her clients (buyers and sellers),  I have the opportunity to see real estate again from the fresh eyes of a new agent; her enthusiasm, her eagerness, her motivation, her passion.    Mentoring for me has created an even higher sense of standard, a sense of higher performance on my part that makes me want to be a better agent; a better and more knowledgeable agent for myself, for my clients and for my peers.</div>
<div>So it seems my career has come full circle and I&#8217;m teaching and training again and â€¦â€¦..learning anew.</div>

<div>A gluttonous inventory inundated with Short Sales and Foreclosure that are driving home values down, and a lack of buyers is prompting home sellers to choose self- representation rather than hiring a Realtor in an effort to maximize as much  profit as is possible in this highly competitive market. By  choosing â€œ For Sale by Ownerâ€ vs.  a Realtor&#8217;s representation,knowledge, and skill , sellers are ultimately setting themselves up to lose much more than just commission&#8217;s.   You could lose out on the sale itself.</div>
<div><em>Let&#8217;s imagine that you put your home on the market, yourself.  After a few of months of doing your own marketing, open houses  (keep in mind apprx. 85% of buyers are now shopping online) and very little exposure, you do get a buyer for your home and a cash buyer to boot who promises a closing within 15 days, enough time to do an inspection on your home.   Hopefully you are knowledgeable about writing up contracts and have prepared a clear cut contract complete with all the necessary  contingencies and protections.</em></div>
<div><em>So, inspection is done and the buyer agrees to move forward with the sale of your home.  Oh, and imagine also that you have found the home of your dreams since you now have a buyer for your home.  Great ! The proceeds from your home sale will help you purchase your dream home.  So moving along and 3 days prior to closing the deal on your home the buyer notifies you that they don&#8217;t have the funds and have at this point applied for a loan which will take at the least 4 weeks to close.  Yikes!  4 more weeks. And they&#8217;re just letting you know now. You now have the job of notifying the seller of your dream home that this sale will have to be postponed (extended) due to your buyer&#8217;s predicament.  But the seller of your dream home does not grant you the 4 week extension but instead will allow one week with non-refundable earnest money (they have a back up buyer) unless you can perform on this sale.  What would you do?</em></div>
<div><em>Imagine having to negotiate all this by yourself with no one to guide you, to counsel you, to be objective for you, to fight for you, to negotiate these offers on your behalf and with your best interest at heart.<a href="http://realestate.bellingham.net/files/2010/10/fsbosign.jpg"><img class="alignright size-full wp-image-5400" src="http://realestate.bellingham.net/files/2010/10/fsbosign.jpg" alt="" width="239" height="163" /></a></em></div>
<div>Stop and think about  who you are allowing into your home.  How do you know this buyer is legitimate?  Have you screened them?  Do you know how to screen them?  These potential buyers that promise cash and a closing in a week, two at the max., any homeowner would get excited with this type of buyer knocking at the door. Common sense and reasoning are replaced with enthusiasm and eagerness and objectivity is lost.</div>
<div>Consider the many jobs a <a href="http://sellingbellingham.net/johnny-on-the-spot/">Realtor </a>will do for you:</div>
<div>&gt;First, Realtor&#8217;s can be objective about your home, no emotions involved.</div>
<div>Realtor&#8217;s, through years of experience, know how to talk to a buyer, know which questions to ask, know which answers are Red Flags.</div>
<div>&gt;Realtor&#8217;s know how to weed out the serious buyer&#8217;s from the non-serious.</div>
<div>&gt;Realtor&#8217;s are skilled in their markets and know what the values are in their communities and therefore will know what your home should sell for.</div>
<div>&gt;Realtor&#8217;s are skilled in the art of negotiation and will work hard at getting the best offer and will strive to keep your deal from unravelling; we have a Fiduciary duty to our clients as well as your best interest at heart.</div>
<div>&gt;Realtor&#8217;s know how to ride the wave of anxiety when your deal turns south or you hit a bump in the road.  It is a Realtor&#8217;s job to alleviate any worry, and help you think clearly and creatively.</div>
<div>&gt;Realtor&#8217;s also will be able to get your home the exposure it needs in order to capture the right buyer.</div>
<div>&gt;I consider my biggest job as a Realtor that of â€œhand holdingâ€.  No one wants to go through something this major alone and that I believe is one of our most important jobs, Being There.</div>
<div>Consider the statistics.   In a 2006 study done by NAR only â€œ12% of home sellers chose to sell their home â€œ FSBOâ€ style.  Of these 12%,   40% sold their home to someone they knew prior to the transaction.  This means that only 7% of these homes are actually open market FSBO transactionsâ€</div>

<div>Your home is a major investment for you, these days on average a $200,00 to $300,000 investment if not more, at least here in Bellingham, WA.    You are willing to pay a Stock Broker or Financial Planner for guidance and investment services, yet willing to risk losing out on a sale or even a lawsuit over commission dollars.  To get the job done and done right, it &#8220;pays&#8221; to hire a licensed Real Estate professional.</div>

<div>And by the way, the scenario I painted above is a true story.  The woman chose to rescind her purchase offer rather than risk losing her earnest money.  The buyer for her home did not qualify after all and thus she lost out on the sale of her home.  She also was a skilled 20 year+ veteran in the Legal Field.  She eventually did entrust the services of selling her home to a licensed Realtor.</div>

Known for it&#8217;s charm and laid back lifesyle and easy access, you can live a few blocks away and enjoy   a walk to get your morning coffee,  dinner or groceries.  Walk or bike to the Farmer&#8217;s Market every Wednesday,  or traverse one of the many trails that run through Fairhaven.  Or just enjoy a stroll through downtown Fairhaven with all of it&#8217;s many boutiques, specialty shops or eateries.</p>

<p>Founded in 1883 by Dan Harris, aka &#8221; Dirty Dan Harris&#8221; ( a nickname given to him due to his poor hygiene or lack of it), Fairhaven was originally  planned as the big import city of the upper West Coast, but lost this title to Seattle.  After a exodus of the towns people and laborers, the city revamped itself and became the charming town that it is today. Fairhaven still has many historic buildings and homes that were built in the late 1800&#8242;s.</p>
<p>It is also home to Bellingham&#8217;s Train Station, one of the best ways to travel to Vancouver or Seattle for a days visit.  I have rode the train to Seattle and what a fun day and trip it was.    You can also catch the Ferry to the San Juan Islands , Victoria or Alaska from the Bellingham Ferry Terminal.</p>
<p>Oh and don&#8217;t forget that &#8221; It all ends in Fairhaven&#8221;.  Every Memorial Day Weekend, the annual Ski to Sea race is held and it does end in Fairhaven at the Fairhaven Festival.  A festival that overtakes the town with the race winners being awarded, food and craft vendors and much fun to be had.<br />
As I mentioned earlier, there are numerous styles of homes from 2 Bedroom to 5 for the families out there or for those that love the older architecture or condos for those of you that are retiring and don&#8217;t want the responsibilities of a home. Prices in Fairhaven vary from <a href="http://report1.matrix.nwmls.com/MatrixReportServer/Output/47982/Resi_CMA_1_Line_Landscape9971.PDF">Single Family Residence</a> average selling price of $330,000 to  <a href="http://report2.matrix.nwmls.com/MatrixReportServer/Output/47982/Resi_CMA_1_Line_Landscape8579.PDF">Condos</a> average sale price at $580,200.</p>
<p>If you are looking to relocate to the Bellingham area you must visit Fairhaven.   Close to the university and in the Sehome School District, and Sehome High which was recently voted by Newsweek as one of the<a href="http://sellingbellingham.net/three-of-the-top-high-schools-in-the-nation-right-here-in-whatcom-county/"> top High Schools in the nation</a>, you can see that Fairhaven has so much to offer.</p>

<p>Although Spring is just about to end and  Summer is on its way, the flora here in  Bellingham has exploded, as you will see from  this photo essay.</p>
<p>I started taking a few shots back in early Spring and took my latest one today, and it&#8217;s raining here today.  Don&#8217;t believe what they tell you on the Today show weather reports, it is not always raining here.  In fact, we&#8217;ve had a bit of a dry spell here, so this precipitation is more welcome than normal.  The flowers, trees, and my vegetable garden are thirsty for some water.</p>

A diverse group of families , professionals, gardeners  extraordinaire, students, artists, musicians, just a great mix of people as well  as diverse architecture; from late 1800&#8242;s Victorians and Craftsman to new  construction. In fact, newer construction comprises a small percentage of the  homes. Not to mention location, location, location minutes from downtown  Bellingham, or the I-5, Columbia-Eldridge also sits atop the bluff overseeing  Bellingham Bay and Squalicum Beach.</p>
<p>Columbia Eldridge is a many faceted community with local businesses set  amongst old and new residential architecture as well as beautiful old churches,  and a few community parks.<br />
One of the many attributes enjoyed by not only  the residents but other visitors to Columbia is how walkable it is. So many  enjoy walking the different blocks and viewing all of the different homes,  colors and gardens.</p>
<p>Take a walk to Elizabeth Park  with walking paths, playground and tennis  courts, not to mention its own set of &#8221; residents&#8221; -  the local squirrel  family.  Carl Lobe Park is a small park on Eldridge Ave. with a small grassy  area and newly remodeled playground.  To the north is the Squalicum  Creek Park  and Baseball Diamond, a great place, of course, to take in a ball game, or a  great place to take the dog for a walk with its large bowl set back away from  the road.</p>
<p>As I stated earlier, there are also quite a few local businesses that sit on  the eastern border of Columbia on Meridian St.<br />
To name a few, Cascade Pizza,  Coffee Bean, The newly opened <a href="http://thefountainbistro.com/">The Fountain</a>, a coffee and wine bistro and of  course, <a href="http://www.re-store.org/index.php?option=com_content&amp;view=article&amp;id=53:bellingham-store&amp;catid=35:2-great-stores&amp;Itemid=66">ReStore</a>, a home remodeling center filled with architectural details from  local teardowns or donations.  You name it you can find it at ReStore, from  cabinetry to glass door knobs to paint to bath fixtures, Very cool place.</p>
<p><a href="http://columbia.bellinghamschools.org/">Columbia</a> elementary school,  a highly rated public school, is here in this  neighborhood, hence the namesake.</p>

<p>The draw?  <a href="http://maps.google.com/maps?f=q&amp;source=s_q&amp;hl=en&amp;geocode=&amp;q=W+Silverado+Ct+Bellingham,+WA+98226-7467&amp;sll=37.0625,-95.677068&amp;sspn=35.494074,78.75&amp;ie=UTF8&amp;ll=48.847477,-122.472754&amp;spn=0.007201,0.019226&amp;z=16&amp;iwloc=A" target="_blank">Silverado</a>;  newer construction in Bellingham on an acre that boasts Master Bedrooms on the main floor, and unique interior design that offers a real Great Room, and a kitchen to match.  This isn&#8217;t the McMansion area that you might be thinking of, but rather a neighborhood of homes that were built in the last 8 years in a neighborhood that welcomes you from the street.  Green pastures <img class="alignleft size-thumbnail wp-image-895" src="http://realestate.bellingham.net/files/2009/04/dsc06479-150x150.jpg" alt="A view of the Neighborhood" width="150" height="150" />with white fences, grand entrances, large windows to let in the light, just amazing.</p>
